By accessing or using our Services, you ("you" or "User") agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference. If you do not agree to these Terms, you must not access or use our Services.

We reserve the right to modify these Terms at any time. Changes will be effective when posted on our website. Your continued use of the Services after any modification constitutes acceptance of the revised Terms.

The Loan Estimate Analyzer ("Analyzer") is a free educational tool that provides analysis of mortgage loan estimates and closing disclosures. The following terms apply specifically to the Analyzer:

3.1 Educational Purpose Only

The Analyzer is provided for informational and educational purposes only. The analysis, grades, scores, savings estimates, and recommendations generated by the Analyzer do not constitute financial advice, legal advice, or a recommendation to take or refrain from taking any specific action regarding your mortgage. You should consult with a licensed mortgage professional, financial advisor, or attorney before making any financial decisions based on the Analyzer's output.

3.2 Accuracy of Analysis

The Analyzer uses artificial intelligence to extract data from uploaded documents and compares that data against publicly available benchmark data including market rates, county fee averages, and CFPB data. While we strive for accuracy, we do not guarantee the accuracy, completeness, or timeliness of the analysis. Benchmark data may not perfectly reflect your specific circumstances, geographic area, or current market conditions. AI-powered document extraction may occasionally misread or misinterpret document fields. Savings estimates are approximations based on general market data and should not be relied upon as precise calculations.

3.3 Document Upload

By uploading documents to the Analyzer, you represent that you have the legal right to share such documents and that the documents belong to you or you have authorization from the document owner to upload them. You understand that uploaded documents may contain sensitive personal and financial information and consent to our processing of that information in accordance with our Privacy Policy.

3.4 No Obligation

Using the Analyzer does not create a borrower-lender relationship, obligate you to apply for a loan with us, or obligate us to provide you with any mortgage services. The Analyzer is a standalone tool that you may use without any further engagement with our company.

4. Eligibility

You must be at least 18 years of age and a legal resident of the United States to use our Services. By using our Services, you represent and warrant that you meet these eligibility requirements. Our mortgage lending services are available only in states where we are licensed. Please see our Licensing & Disclosures page for a list of states where we are authorized to do business.

5. Prohibited Uses

You agree not to use the Services for any unlawful purpose, to upload documents that do not belong to you without authorization, to attempt to gain unauthorized access to our systems, to interfere with or disrupt the Services, to use automated systems (bots, scrapers) to access the Services without our written consent, to submit false or misleading information, to impersonate another person or entity, or to use the Services to generate leads for competing mortgage businesses.

We reserve the right to terminate or suspend your access to the Services at any time and without notice for any violation of these Terms.

All content on this website — including text, graphics, logos, icons, images, software, and the compilation thereof — is the property of Lenddy.io, LLC or its content suppliers and is protected by United States and international copyright, trademark, and other intellectual property laws.

The "lenddy.io" name, logo, and all related names, logos, product and service names, designs, and slogans are trademarks of Lenddy.io, LLC. You may not use such marks without our prior written permission. All other names, logos, product and service names, designs, and slogans on this website are the trademarks of their respective owners.

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL LENDDY.IO, LLC, ITS MEMBERS, MANAGERS, OFFICERS, EMPLOYEES, AGENTS, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, BUSINESS OPPORTUNITIES, OR GOODWILL, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SERVICES, REGARDLESS OF THE CAUSE OF ACTION OR THE THEORY OF LIABILITY.

OUR TOTAL LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICES SHALL NOT EXCEED THE GREATER OF ONE HUNDRED DOLLARS ($100) OR THE AMOUNT YOU HAVE PAID US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.

You agree to indemnify, defend, and hold harmless Lenddy.io, LLC, its members, managers, officers, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with your access to or use of the Services, your violation of these Terms, your violation of any applicable law or regulation, or your violation of any third-party rights.

We are not responsible for the content, privacy policies, or practices of any third-party websites or services. Links to third-party websites do not imply endorsement. 11. Dispute Resolution

Any dispute, controversy, or claim arising out of or relating to these Terms or the Services shall first be submitted to mediation in accordance with the mediation rules of JAMS. If the dispute is not resolved by mediation within sixty (60) days, the dispute shall be resolved by binding arbitration administered by JAMS in accordance with its Comprehensive Arbitration Rules and Procedures.

The arbitration shall take place in Delaware. The arbitrator's decision shall be final and binding. Judgment on the award may be entered in any court having jurisdiction. The substantially prevailing party shall be entitled to recover its reasonable attorneys' fees and costs.

Class Action Waiver: You agree that any dispute resolution proceedings will be conducted on an individual basis and not in a class, consolidated, or representative action. You waive any right to participate in a class action lawsuit or class-wide arbitration.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of laws principles. To the extent that arbitration is not applicable, you agree to submit to the exclusive jurisdiction of the state and federal courts located in Delaware.

By using our Services or providing us with your email address, you consent to receive electronic communications from us, including emails related to your loan inquiry, account notifications, and marketing communications (which you may opt out of at any time). You agree that all agreements, notices, disclosures, and other communications that we provide to you electronically satisfy any legal requirement that such communications be in writing.

By providing your mobile number and opting in, you consent to receive conversational text messages from us about your inquiry or loan application (scheduling, document requests, and status updates) — not marketing texts. 14. Severability & Entire Agreement

If any provision of these Terms is held to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it valid and enforceable.

These Terms, together with our Privacy Policy and any additional terms or agreements entered into in connection with specific services, constitute the entire agreement between you and Lenddy.io, LLC regarding the Services and supersede all prior agreements and understandings.
