Refinance after a late mortgage payment in Colorado

A credit union told you to come back in twelve months. That is one lender's rule, not the whole market's. Tell us what happened and a licensed Colorado loan officer will call you with real options, or a straight no.

    Is this you?

    • You paid one mortgage payment more than 30 days late in the last year, caught up, and now every application dies in underwriting.
    • You were told to bring a clean twelve months first, and you cannot wait that long because the credit cards are the problem you are trying to fix.
    • Your score dropped because of the late, but the equity in the house is real.
    • You are current now and want cash out, a lower payment, or both.

What happens after you send this

    1. 1

You send the form. Two minutes, no credit pull, no obligation.

    2. 2

A licensed Colorado loan officer calls within one business day, looks at your actual situation, and tells you what is realistic.

    3. 3

If there is a fit, you get a written plan and a short document checklist. If there is not, you get told that too, along with what would change the answer.

Sending this does not pull your credit and does not obligate you to anything. Lenddy.io, LLC, NMLS #2849217, is a licensed Colorado mortgage broker. This is not a commitment to lend; all loans are subject to credit approval and program guidelines. By submitting, you agree that a Lenddy loan officer may call or email you about your inquiry.

Programs that read the whole file

Some loan programs look at a recent late payment in context: how long ago it was, whether you are current now, how much equity you have, and how the rest of your credit looks. They are not the loans on the billboard and they cost more than a spotless-credit conventional loan, but they exist, and Lenddy works with lenders that offer them.

A bridge, not a forever loan

Many Colorado homeowners use a loan like this to consolidate debt now and refinance again once the late payment has aged past the point where standard programs stop caring. We plan for that second step from day one.

Timing is part of the answer

Every month the late ages, more programs open up. Part of the call is working out whether now is right, or whether a specific month a little further out gets you a better loan.

Questions people ask before they call

Can I refinance if I'm behind on my mortgage right now?

Almost every program requires you to be current at closing. If you are behind today, getting current is step one. Call anyway: how you get current can affect what you qualify for afterwards, and we would rather you hear that before you decide.

Who will refinance a mortgage with late payments?

Usually not the standard programs at the big banks. Lenders offering what the industry calls non-QM or portfolio programs may, depending on how recent the late was, how many there were, how much equity you have and where your score sits. Lenddy is a licensed Colorado mortgage broker with access to programs like these.

How many late payments is too many?

It depends on the program. One 30-day late in the last twelve months is a very different file from several, or from a 60- or 90-day late. Tell us the real history and we will tell you which programs it fits.

Will refinancing remove the late payment from my credit report?

No. A refinance pays off the old loan; it does not rewrite its history. The late stays on your report for up to seven years, though its weight on your score fades much sooner than that.

Does sending this form hurt my credit?

No. Nothing here pulls your credit. If you decide to move forward after the call, we tell you before any credit check happens.
