Refinance denied in Colorado? Here is what to do next

A denial from one lender is a denial under one lender's guidelines. Tell us what they said and a licensed Colorado loan officer will tell you whether a different program fits, or whether waiting is the honest answer.

    Is this you?

    • Denied in underwriting after weeks of sending documents.
    • Told your score is too low, your debt ratio is too high, or your income does not count the way you actually earn it.
    • A recent late payment or an old credit event came up at the last minute.
    • You have equity and a real reason to refinance, and one word from one lender stopped everything.

What happens after you send this

    1. 1

You send the form. Two minutes, no credit pull, no obligation.

    2. 2

A licensed Colorado loan officer calls within one business day, looks at your actual situation, and tells you what is realistic.

    3. 3

If there is a fit, you get a written plan and a short document checklist. If there is not, you get told that too, along with what would change the answer.

Sending this does not pull your credit and does not obligate you to anything. Lenddy.io, LLC, NMLS #2849217, is a licensed Colorado mortgage broker. This is not a commitment to lend; all loans are subject to credit approval and program guidelines. By submitting, you agree that a Lenddy loan officer may call or email you about your inquiry.

Tell us what the other lender said. We will tell you whether it is the last word.

Where Colorado homeowners in this spot usually end up

Denials have a reason, and reasons have programs

Underwriting denials fall into a handful of buckets: credit history, debt-to-income, how the income is documented, the property, or the equity. Each bucket has programs designed for it. The first job on the call is naming your bucket honestly.

Self-employed? The tax returns may be the problem

Business owners who write off everything they legally can are routinely denied on income that is real. Bank statement programs document income from deposits instead of returns.

Sometimes the answer is not yet

If waiting three months genuinely changes your outcome, we will say so and tell you exactly what to do in those three months. That is a better result than a second denial.

Questions people ask before they call

    Why was my refinance denied?

The denial letter has to state the main reasons; read it closely. Most refinance denials come down to credit history, debt-to-income ratio, income documentation, the appraisal, or too little equity. Each of those points to a different next step.

How long should I wait after a refinance denial to apply again?

There is no required waiting period. What matters is whether the reason for the denial has changed, or whether you are applying to a program with different rules. Applying to the same program with the same file gets the same answer.

Does a denied refinance hurt my credit score?

The denial itself is not reported. The credit inquiry from the application is, and it has a small, temporary effect. Multiple mortgage inquiries within a short shopping window are treated as one.

Can I refinance with bad credit but good equity?

Often, yes, though the program will lend a smaller share of the home's value and price the loan higher than a spotless-credit loan. Equity is the thing that keeps these files alive.

What should I have ready for the call?

The denial letter if you have it, a rough idea of what you owe on the house and what it is worth, your income situation in plain words, and honesty about any late payments. That is enough to tell you whether a path exists.
